issues with a contract in Basel

Hi all,

I searched a bit the forum and I found a few messages similar to mine but none the same.

I have an issue with a contract for a business appartment I took a few months ago in Basel.

In the contract, was explicitely said that I had to pay 300CHF for the professional cleaning happening when I would have left the apartment.

I paid it with the deposit.

My contract also says that "the leased property has must be returned in orderly condition".

Now,

I am due to go end of the next month and I received an email from the agency with a document stating:


"Dear Lessee

Regarding the move-out procedure
The apartment has to be in the following status:

Kitchen / Bath:

• Oven and cook top has to be cleaned
• Fridge has to be empty and cleaned
• Sink has to be cleaned
...
• Bath tub, shower, washbowl and toilet has to be cleaned.

All rooms:
...
• The floors have to be swept


Kindly be informed that this is not included in your final cleaning fees

If you want us to assume the above mentioned matters, please be informed that we charge CHF 80.00 per hour and we will it deduct from your deposit
"

is it regular?

in the end they are asking me to clean the flat completely as the cleaning of floors, bathroom and kitchen are not included.

Considering that I live in a studio and the only thing that they didn't mention is a table and a chair...

take note that the document arrived today and it wasn't included in the originl contract, I didn't sign it and there was no mention in the contract of another document with the procedure to go out of the house.

My question is: is it regular and valid that I need to clean everything before they re-clean everything (cleaning already paid)?
