Moving into first apartment: advice needed

Does anyone have any advice regarding moving into a new apartment? I'm guessing I should take note of any existing damages etc. but what other legal things should I be aware of? My experience so far in Switzerland is that there are hidden costs everywhere and I'm trying to save myself some heartache down the line.

Also, the current tenants have generously offered to leave some paintings, wall shelves and curtains. I would be happy to have these things and I understand that I would then be responsible for fixing the small holes that these items leave behind when I move out...is this expensive? Guess I'm wondering if it is worth it....
