buying property via auction - experience / tips

Hello
There are websites like zwangsversteigerung.ch/ (mentioned on this forum earlier) selling property of loan defaulters by auction.
Has someone experience buying via such auctions? Is there a catch? Owner wouldn't vacate perhaps :confused:?
